2013 Court-Ordered Reassessment
Average Increases in Value 

 

As of February 25, 2013, Allegheny County’s average increase in value for all property is 30%.  In making its calculations to set the millage, the County used a final estimated increase of 20.4% when all appeals have been resolved.  In December, the millage rate for 2013 was set at 4.73 mills, using that figure.

Estimating Your County Taxes

Although not foolproof, you can estimate what will happen with your Allegheny County taxes by using the 20.4% statistic and your own increase to determine if your taxes will increase, decrease or stay the same.

  • If the 2013 court-ordered reassessment value for your property is lower than 20.4%, you should see a reduction in your county property taxes in 2013.
  • If the 2013 court-ordered reassessment value for your property is higher than 20.4%, you may see an increase in your county property taxes in 2013.

Please be advised that these are not final numbers as some residential and commercial appeals are still pending.  This does represent the figures provided to your municipality and school district as a base for appointed and elected officials to set millage rates for 2013.  It can be used as an estimate to approximate your property taxes until the millage rates are set.
