Appealing BPAAR Decision
How to Appeal a Decision
The Board of Property Assessment Appeal and Review (BPAAR) reviews the evidence you presented at your hearing and any recommendations from the Hearing Officer and Assessors (if applicable) before a decision is rendered.
You will not receive a decision the day of your hearing.
Hearing Disposition
You may track the progress of your hearing disposition at the Real Estate Website. Search by your parcel ID number or address and then click on the Appeals tab.
You will be notified in writing of the BPAAR's decision.
- If you are satisfied with the decision, there is nothing more that you need to do - the value will be posted to the parcel.
- If you would like to contest the BPAAR decision, you may file an appeal to the Court of Common Pleas, Board of Viewers (BOV) on the Department of Court Records website within 30 days of the BPAAR disposition letter's mailing date.
(There is a non-refundable filing fee of $135.25.)
Ways to Appeal Your Disposition
E-file
E-file your appeal to the Civil Docket on the Department of Court Records website. You will need to register for an account before you file. There are video tutorial on the Court site to demonstrate the process.
Payment Methods: Credit or debit card payments only.
Mail
Mail your Mail-in Appeal Form(PDF, 3MB).
Payment Methods: Business checks or money orders made payable to Allegheny County Department of Court Records. Personal checks are not accepted.
