How to Appeal an Assessed Value
The Application Process
The assessed value of a property may be appealed annually, by the owner, school district or municipality. There is no filing fee for this service.
The Appellant may:
- Complete and return the Annual Appeal Form to the Office of Property Assessments. This form is available in the first quarter of each year - after certification in January, until the deadline printed on the form.
- Submit by April 1st for 2024.
- Submit by mail, in person, or email or online; do not submit by fax.
If you missed the deadline for the filing an Annual Appeal you may still, under limited circumstances, be allowed to appeal with a Late Filed Appeal Form(PDF, 349KB).
The Office of Property Assessments will:
- Schedule a hearing date for the appeal before the Board of Property Assessment Appeals and Review (BPAAR).
- Send you advance notice of the hearing date (21 days - at minimum- for residential, 30 days for commercial).
- Prepare the hearing file with the phone number participants provide to be called for the hearing, and evidence that is submitted timely.
